Maintenance

A scheduled contract keeps your building compliant, reduces emergency call-outs, and gives your trustees or managing agent a single documented contractor.

IOPSA-verified member Insurance approved PIRB registered - 6705/19 SANS 10254 compliant Plumbing COCs issued Public liability insured

Included in a typical contract

  • Quarterly drain jetting of kitchens, ablutions and outside gullies
  • Annual geyser and valve servicing — T&P valves, vacuum breakers, drip trays
  • Water meter readings and pressure checks
  • Leak-detection sweeps on common property
  • Documented reports and photos suitable for levy recovery and insurance
  • Plumbing COCs issued after any compliance or geyser work
  • Priority reactive call-outs between scheduled visits
  • Annual asset register update for budgeting

Why buildings sign one

  • Fewer emergency call-outs — most failures are predictable
  • Budget certainty instead of surprise capital spend
  • Compliance evidence ready when the insurer asks
  • One contractor who already knows your building
  • Trustees and agents get a paper trail, not verbal updates

Response-time commitments are agreed per contract based on your building’s location and risk profile — we only commit to what we can consistently deliver.

Pricing model

  1. Free site walk-through — we inspect the building and build an asset register.
  2. Written proposal — scope, visit frequency, service level and monthly cost.
  3. Agreed and scheduled — visits are diarised for the year.
  4. Billed monthly or quarterly — predictable, itemised and easy to reconcile.

Contract questions

Is there a minimum contract term?

We typically propose a 12-month term so the full maintenance calendar runs at least once, but terms are negotiable and set out in writing before you sign.

Are emergency call-outs included in the monthly fee?

Contract clients get priority handling and pre-agreed rates. The call-out itself and any parts are billed separately and quoted before work begins.

Can you take over from our current contractor?

Yes. We start with a condition survey so you have an independent baseline of the building’s plumbing before we take responsibility for it.

Do you cover multiple buildings under one agreement?

Yes — the Portfolio tier is designed for managing agents, with per-site scheduling and either consolidated or per-building invoicing.

Burst pipe or flooding right now?

Call the emergency line. After-hours, weekends and public holidays we run a standby team for genuine emergencies.
