- Annual geyser and valve servicing — T&P valves, vacuum breakers, drip trays
- Water meter readings and pressure checks
- Leak-detection sweeps on common property
- Documented reports and photos suitable for levy recovery and insurance
- Plumbing COCs issued after any compliance or geyser work
- Priority reactive call-outs between scheduled visits

Why buildings sign one
- Fewer emergency call-outs — most failures are predictable
- Budget certainty instead of surprise capital spend
- Compliance evidence ready when the insurer asks
- One contractor who already knows your building
- Trustees and agents get a paper trail, not verbal updates

Pricing model
- Free site walk-through — we inspect the building and build an asset register.
- Written proposal — scope, visit frequency, service level and monthly cost.
- Agreed and scheduled — visits are diarised for the year.
- Billed monthly or quarterly — predictable, itemised and easy to reconcile.
Contract questions
Is there a minimum contract term?
We typically propose a 12-month term so the full maintenance calendar runs at least once, but terms are negotiable and set out in writing before you sign.
Are emergency call-outs included in the monthly fee?
Contract clients get priority handling and pre-agreed rates. The call-out itself and any parts are billed separately and quoted before work begins.
Can you take over from our current contractor?
Yes. We start with a condition survey so you have an independent baseline of the building’s plumbing before we take responsibility for it.
Do you cover multiple buildings under one agreement?
Yes — the Portfolio tier is designed for managing agents, with per-site scheduling and either consolidated or per-building invoicing.
